Permit & Engineering Guide for Northern California

Navigating the permit process is a critical step for many homeowners. While requirements vary by county (e.g., Sacramento, Placer, Sonoma, etc.), most permanent metal structures require a building permit.


1. Plans & Engineering Packages

We provide the technical documentation you need to submit to your local building department, but it's important to understand the two types of drawings:

  • Generic Plans: These are basic engineering drawings that cover general wind and snow loads.
  • Site-Specific Stamped Plans: Most California counties require "Site-Specific" plans that are stamped by a licensed engineer for your exact address.
    • Cost: Site-specific plans and calculations are an additional cost and are not included in the base price of the structure.
    • Timeline: Expect a 2 to 4-week lead time for these documents to be generated and stamped before they are ready for submittal.

2. Customer Responsibilities

To ensure a smooth project, please be aware of the following:

  • Permit Fees: The price of your building covers the structure and installation only. All city or county permit application fees are the direct responsibility of the customer.
  • Zoning & Setbacks: You are responsible for ensuring the structure meets local zoning laws, height restrictions, and property line setbacks.
  • The Permit Process: Norcal Carports provides the engineering "proof," but the customer (or their contractor) is responsible for the physical act of filing the permit with the building department.

3. Foundation & Concrete Disclaimer

While we pride ourselves on building world-class structures, our expertise is in steel assembly.

  • No Foundation Work: Norcal Carports does NOT perform foundation or concrete work.
  • Slab Requirements: If you are installing on a concrete pad, it must be level and meet the thickness requirements specified in your engineering plans.
  • Anchoring: We provide standard anchoring for dirt, gravel, or concrete, but specialized foundation requirements mandated by your permit are the customer's responsibility.

4. Permit-Required Upgrades

Depending on your local "Snow Load" or "Wind Load" requirements (especially in the Sierra Foothills or coastal areas), your permit may require structural upgrades such as:

  • Heavier 12-Gauge Steel Framing
  • Additional Bracing
  • Closer Bow Spacing (e.g., 4' on center vs. 5')

Advice: Always check with your local building department before placing your order to avoid costly changes or permit rejections.
